Security Deposit Return Letter
A letter that returns a tenant's deposit and lists what was taken out and why.
Good for: Landlords and property managers who are returning a deposit after a tenant has moved out.
Before you sign
- Every state sets a deadline for returning a deposit, often 14 to 30 days after the tenant moves out. The state tips on the last step cover your state.
- Many states require an itemized list of deductions, with receipts for repairs. Keep the receipts.
- You may deduct only for unpaid rent and for damage beyond normal wear and tear, as your state allows.
